Before we begin the process of selling your property, we carry out the following:
- Digital photographs are taken using our top of the range, professional camera equipment.
- 2D/3D floor plans of your property are professionally drawn up along with an Energy Performance Certificate.
- One of our distinctive For Sale boards is erected at the property.
- Our team will meet you and visit your property to establish a working relationship.
- We will require photographic ID from you along with proof of your home address, via a bank statement or utility bill, such as council tax.
We’ll then send you a set of draft details of your property, so you can check and approve them before they are sent out to our ever growing database of buyers by post and e-mail. We then call every potential buyer using our sophisticated matching process through our property software system.
Internet
Your property will be marketed on the UK’s number 1 property website, Rightmove, along with a host of other leading internet sites to ensure maximum exposure to the property market. Our own website is also mobile, meaning buyers can search our properties with ease whilst on the move.
Office Window
With a large amount of enquiries coming from buyers walking into a DEAN & CO branch, we have invested heavily to ensure each office is located in a prominent position. Our most recent office on Shoreham High Street is highly visual and has a state of the art ‘LED back-lit window display’ which attracts passing traffic 24 hours a day. 7 days a week.
Local Advertising
We have regular pages within the Latest Homes Property Magazine and the Shoreham Herald, which are distributed throughout Brighton & Hove all the way through to Littlehampton. We design our adverts to ensure the maximum number of buyers see your property.
Viewings
Viewings are vital! Our staff are trained and experienced in booking them and carrying them out. As simple as they sound, we often hear of agents not turning up or sending buyers on their own! Our diaries are organised and efficient. We also cater for clients out of hours when required. We recommend a set of keys is left with us to ensure you are hassle-free. We will contact you to book a time and will only carry out a viewing once you have given us permission to do so. No purchasers can view a property unaccompanied and we are familiar with all sorts of key systems and alarms.
Feedback
We understand that feedback is so important when selling your home. We like to give our clients what we call ‘considered feedback’ which means the applicant will be called the following morning after a viewing. This gives them time to sit down and think about it properly. We will then let you know via a telephone call or e-mail. We pride ourselves on the way we communicate with our clients and will always keep you informed of progress.
Offers
We financially qualify all offers that we receive on your property. If we receive an offer from a cash buyer, we will ask to see proof of funds. If a buyer requires a mortgage, we will ask for written confirmation via their bank or mortgage broker. The more information we have, the better informed you are, especially if we have a number of different buyers interested in your home.
Working towards a successful completion, we will keep you updated every step of the way and are available to offer advice and guidance at all times. We will liaise with buyers, sellers, solicitors, mortgage brokers, surveyors, estate agents and sometimes builders to keep the process running smoothly from start to finish. Over the past 40 years, we have gained invaluable skills which set us apart from the rest when it comes to successfully negotiating our client’s sales. We are excellent problem solvers and have been involved in thousands of sales!
Legal Advice
It is sensible to talk to a solicitor prior to selling your home and we work with many local firms who would be happy to provide you with a quotation for a move. Being prepared is key!
