You can choose between using our Full Management Service or you may only want us to secure tenants for you using our Instruction Only option. Deposits taken are secured in a government scheme (fully managed only) and we can provide information or arrange Landlords Insurance should you wish to comprehensively protect yourself and your property income.
Our Lettings service provides an extensive marketing package to ensure your property is advertised in the best possible way. We provide internal and external high quality digital photographs of your property and produce a detailed description of the property in a full colour brochure.
Our office promotes your property in our window display and we would recommend a ‘To Let’ board at your property. We will contact our registered prospective tenants from our regularly updated database. Our extensive internet advertising on the UK’s number one property portal Rightmove, along with other leading internet sites such as OntheMarket and our own website, ensures maximum exposure to the property market. We also utilise many social media channels to market your property to ensure we cover the digital and traditional landscape. This ensures that your property is fully accessible and visible to everyone.
To ensure your buy-to-let property investment generates a good return, proper management is essential, and we believe in clear, strong communication. Managing a property involves communication with tenants, contractors, landlords, answering resident queries, managing repair requests, organising contractors and dealing with potential payment issues. Exceptional organisation is also vital for completing a range of administrative tasks and we regularly update the technology we use, as the industry adapts to an increasingly digital practice.
There are approximately 170 legislative regulations you need to comply with, therefore legislative knowledge is an essential skill to have, as is knowledge of housing, health & safety legislation to ensure your property and you are safeguarded. As members of ARLA we are regularly updated with changes to legislation and will advise our Landlords of their responsibilities to stay compliant.
