Letting Your Property?

When considering letting your property there are many factors you should consider bearing in mind this is potentially your most valuable asset. At Dean & Co we use our experience as well as thorough procedures to ensure that the letting procedure is as stress free as possible.

As a client you can opt for either a full Management & Letting Service or Straight Letting/Tenant Finding option should you wish to manage the property yourself, once we have secured suitable tenant(s).

Full Management & Letting Service is charged at 10% plus VAT of the monthly rental figure and these charges are deducted upon a monthly basis.

Straight Lettings/Tenant Finding is charged at two weeks rent plus VAT.

The only other charge we make is an Agreement fee of £50.00 plus VAT which becomes payable at the commencement of a new tenancy and at the commencement of any renewal contract which is usually every six months.

Letting your property through Dean & Co

Once instructed to let your property, we will commence a full marketing campaign to secure suitable tenants as soon as possible and in order to do this we undertake the following:

  • Weekly advertising in the local property papers/magazines
  • Web site advertising
  • Advertising on our 42" colour projector screen as well as property listing in house
  • Distinctive "To Let" board will be erected outside your property (subject to consent)
  • Accompanied viewings by a member of our enthusiastic experienced staff

What do we request from a tenant?

Any prospective tenant looking to rent a property from our Agency will be required to provide information for us to undertake references from the following parties:

  1. Current employer
  2. Bank/Building Society
  3. Current/previous Landlord/Character reference if prospective tenant has lived at home.
  4. Rental guarantor (if required)
  5. Copy of Passport

Completion of letting

Once satisfactory references have been received and an agreed moving in date established the prospective tenants will come to our offices and sign an Assured Shorthold Tenancy Agreement for an initial period of six months, and at the same time pay one month's rent in advance as well as a security deposit of the equivalent of one month's rent plus £100.00.

If you have decided to instruct us upon a Full Management Service we will then account to you initially and thereafter upon a monthly basis.

If you have opted for the Straight Letting arrangement our fee will be two weeks rent plus an agreement fee of £50.00 plus VAT will be deducted and the remaining balance forwarded to you with a completion Statement.

Contract details

At Dean & Co we use an Assured Shorthold Tenancy Agreement which has been written in conjunction with a local Solicitor in the town (a copy of the Tenancy Agreement is available upon request) we always advise our clients to agree an initial contract term of six months and after approximately 3 and a half months both the Landlord and the Tenant are contacted by our Agency to enquire as to whether each party wishes to extend the contact for a further term, and if so a supplemental agreement is prepared and signed by the tenants and the Landlord/Landlords Agent.

Tenant vacating

Should your tenant decide to vacate the property at the end of their existing contract they would be required to provide one month's written notice in order to do this, we then contact you to take instructions as to whether the property is to be re-let, and if this is the case we place the property on our available register immediately, and by having approximately one month prior to the tenant vacating to market the property, this should enable us to find suitable replacement tenants, thus avoiding any potential costly void periods.
